South London

The area defined as South London, rather than south east and south west, is a narrow strip from Kennington, home of the Oval Cricket Ground, through Brixton, Streatham and leafy Dulwich.

Dulwich is a rather exclusive Victorian area with good transport links via train or bus.   Dulwich Village is very pleasant and very expensive with large family houses and good schools.  Roads in the village area such as Burbage Road and Pickwick Road are very central and very sought after.  Rycotes Mead, Allison Grove and Dixon Way are modern closes down towards Dulwich Common with high standard mostly semi detached properties built mainly by Wates about 25 years ago.  West Dulwich also has some larger properties, but is rather less exclusive than the village and East Dulwich is much more affordable, comprising smaller cottages, Victorian terraces, 1930s’ houses and modern developments, although the latter do not sell too well. There are some architecturally interesting period properties to the north of East Dulwich going towards Peckham, but you would probably only wish to consider properties in quite a tightly constrained area bounded by Copleston Road and Ady’s Road here.  The Nunhead area is quite popular with families, although it does not have the exclusivity of the village area, and Champion Hill has attained a certain credibility as a residential area.  With its parks and commons, Dulwich offers many outdoor leisure activities, but little night life apart from the restaurants.   Schools are good, though for the very best ones you need to live in the village catchment area.
